Extraction warnings

  • This dossier covers THREE buildings on one plot: Gebouw A (main house, 2-storey + basement + attic), Gebouw B (outbuilding/bijgebouw, originally stable, 2-storey + basement), Gebouw C (workshop/atelier + carport, 2-storey + basement). Total rebuild value 1,670,506.40 EUR incl. 21% VAT.
  • Floor areas per level are taken directly from the CED valuation document (page 2/3) which lists exact m2 per building per floor. These are authoritative. Room-by-room breakdown within each floor is estimated from the 1:50 architectural plans (documents 9 and 10) which are very small/compressed in the provided PDF pages, reducing individual room dimension confidence.
  • Gebouw A ground floor total confirmed as 159 m² per valuation; individual rooms estimated by proportional analysis of plan.
  • Gebouw A first floor total confirmed as 125 m² per valuation; individual rooms estimated.
  • Dakterras 6 m² per valuation document.
  • Zolder (vide) 87 m² per valuation - noted as void/open roof space.
  • Gebouw B ground floor split: 44 m² fitted (ingericht) + 34 m² unfitted (niet ingericht) per valuation.
